The Preserve at Humphrey Farms

The "Preserve" is a culmination of traditional Wyoming rural living with a suburban neighborhood atmosphere!

Our vision for the development is to have a harmonious blend of open space and rural living combined with the Western flare of equestrian/hiking trails and open space. We have identified access easements that meander through the subdivision to accommodate future horse and hiking trails. There is also a 7.8 acre dedicated open space area for future use of the HOA. Possible uses could be a riding arena, picnic area and/or a playground. We have included open space along the Highway 30 frontage to mitigate the visual impact. The open space to the north will be held by the owner to maintain the Farming tradition of this historic farm. There will be a mix of "horse properties" and rural home sites within the subdivision. "Horse properties" will be placed along the north and central lots and will allow for the construction of a barn (up to 2000 square feet) within the boundaries of the lot and will allow for up to 2 horses to be stabled within a confined area. The "Rural homesites" will be situated along Highway 30 and County Road 135 and will not be allowed to have a barn or animals but will allow for an outbuilding up to 2000 square feet. Any outbuilding or barn will be required to match the architecture of the home.

Additionally we hope to offer a stable and boarding facility within the open space of the original farm land which will be owned by the JS Bar Corporation and will offer boarding and stable facilities for homeowners who elect not to have a barn on their lot. A designated trail system over 2.5 miles long will be identified within the Farming area in addition to the subdivision trails.

There will be 2 paved access points from Highway 30 with entry monuments depicting the "Western Flare". The first access point will be on the western edge of the half section line and the other will be approximately 1320' east at the quarter section line. We are attempting to create a looped roadway system to avoid the "Tract" feeling which is so common with most Laramie County subdivisions. The interior roads will be graveled to meet county standards and will be owned by the HOA.
